LIVERMORE FALLS MEDICAL ARTS
When Franklin Memorial Hospital, based in Farmington, saw a need to expand and centralize basic medical services offered in Livermore Falls, they sought out Developers Collaborative to help in site selection, permitting, and building design, and construction. DC realized that this type of use was exactly what the struggling downtown needed to spur revitalization efforts, and was able to negotiate the purchase and sale of the most important block of the downtown to be redeveloped into a new 13,700 square foot medical office building.
The building, designed by PDT Architects, was a particular challenge in that a clinical building of this nature is based on a suburban typology, oriented around the automobile. Fitting it into the urban fabric meant a second main entrance on the street, and careful consideration of the relationships with abutting buildings. An expanded sidewalk along Main St., with room for street trees, provides a template for future, more pedestrian-oriented downtown development. The finished building will contain a family practice, women’s care center, behavioral health services, radiology, physical therapy, and support spaces, and will decrease the need for area residents to travel for core health services.
The project is also a partnership with the Town of Livermore Falls and DECD in that it was recently awarded a $350,000 CDBG grant, among 4 applications to be successful out of a field of 16. The building is currently under construction and will be complete by year’s end.
