THOMASTON GREEN

Thomaston Green is a collaborative redevelopment concept planned for the former site of the Maine State Prison in downtown Thomaston. This public-private partnership involved visioning from the Thomaston community, planning guidance from the state (the former property owner), and development services from Kevin Bunker and Richard Berman of the Developers Collaborative.

The relocation of the Maine State Prison outside of Thomaston presented the town with a large, empty site at the edge of its downtown area. From the early stages of the prison's relocation planning, town residents and state officials alike realized that the former prison site would present a golden opportunity for a marquee smart-growth development that would extend Thomaston's downtown area to the west.

As currently envisioned, the project will include several buildings surrounding a central green that connects Main Street to an overlook of the river. On the west side of the site a large elderly housing facility is planned. This will allow older residents of Thomaston new opportunities to remain a part of the community as they age.

Along Main Street, two sites will be reserved for retail in order to provide the town with new services. The Developers Collaborative also plans to donate a lot to the town to develop a two-story building housing a satellite YMCA on the first floor and a medical clinic on the second floor. This building will therefore provide the town with new health and wellness services that are currently nonexistent in Thomaston. Twenty market-rate condominiums are also planned to add new households to the downtown area.
