LAMB BLOCK

Located at the heart of downtown Livermore Falls, the Lamb Block (DC’s 5th historic tax credit project) provides office and commercial space in addition to a health clinic and medical offices. Lamb Block is located adjacent to Androscoggin Valley Medical Arts Center (AVMAC) and houses HealthReach Community Health Care and others. It is the oldest building in downtown and was in an advanced state of disrepair when work began. Lamb Block and AVMAC together have created a medical cluster that attracts nearly 50 employees and several hundred patient visits downtown each day.

The financing for Lamb Block was particularly complex, especially given its project size. Sources consisted of not only state and federal historic tax credits, but also a loan from the Maine Rural Development Authority and New Markets Tax Credits, in addition to traditional debt and equity. The project also finished first out of 32 in the state’s competitive application process for a Communities for Maine’s Future grant in 2011.

Originally built for Androscoggin County sheriff John Lamb, the building housed apartments, newspaper operations, retail uses, and a fraternal hall, among others, during its long life. As part of the rehabilitation an elevator was added to access the upper floors and historic fabric was maintained alongside new Class A medical office space.
